Buying a home in Nelson BC or anywhere across the West Kootenays comes with a few extra costs beyond the purchase price. Here's a clear, honest breakdown so nothing catches you off guard.

Whether you're a first-time buyer or making your next move, understanding the full picture before you start searching makes the whole process smoother. These are approximate figures — your specific situation may vary — but this gives you a solid starting point.

Down Payment

Your down payment is the biggest upfront cost.

For a standard residential property, the minimum down payment is 5% of the purchase price. Most buyers aim for 10% to 20% to reduce their mortgage costs and avoid mortgage default insurance.

For vacant land, lenders typically require 30% to 50% down, since land is considered higher risk than an improved property.

One thing worth knowing, the deposit you pay with an accepted offer counts toward your down payment. It's not an additional cost on top of it.

Home Inspection

A professional home inspection is one of the best investments you can make before purchasing any property.

In the Kootenays, expect to pay around $500-$900 for a standard home inspection. This gives you a clear picture of the property's condition and can save you from expensive surprises down the road.

For rural properties, there are additional inspections to consider — more on those below.

Legal Conveyancing Fees

A lawyer or notary handles the title transfer and all the legal paperwork on your behalf.

Budget approximately $1,500 for legal conveyancing fees. This covers the title search, transfer documents, and coordination with your lender.

Home Insurance

You'll need home insurance in place before your lender will release funds on closing day.

Annual premiums in BC typically range from $1,500 to $3,000 or more, depending on the property type, location, and coverage level. Rural properties and older homes may be substantially higher.

Property Transfer Tax

Unless you qualify as a first-time home buyer, Property Transfer Tax applies to every real estate purchase in BC.

The rates are:

  • 1% on the first $200,000

  • 2% on the portion between $200,000 and $2,000,000

  • 3% on anything above $2,000,000

On a $700,000 home, Property Transfer Tax works out to roughly $12,000.

First-time buyers may be exempt from PTT depending on the purchase price and eligibility criteria. This is worth discussing with your lawyer or mortgage broker early in the process.

Water Levy (Nelson BC)

If you're buying in the City of Nelson, there is an annual water levy charged to property owners.

Current rates are approximately:

  • $1,259 per year for a single-family home

  • $1,668 per year for a single-family home with a suite

The Kootenays has a significant amount of rural and acreage property, and buying outside city limits often comes with additional inspection costs.

Septic system — If the property has a septic system, a pump and inspection typically $1,000 - $1,500. I always recommend this for rural purchases. It's worth knowing the condition of the system before you commit.

Well inspection — Budget around $200 for a standard well inspection.

WETT inspection for fireplaces — If the home has a wood-burning fireplace or stove, a WETT inspection is often required for home insurance. This runs around $200, but is usually organised by the sellers.

Foundation assessment — For older or rural properties, a foundation check through a company like Rokform costs approximately $150 for a verbal report or $400 for a written report.

What About Agent Commission?

Here's some genuinely good news — real estate commissions in the Kootenays are paid by the seller, not the buyer.

The standard commission is 6% on the first $100,000 and 3% on the remainder, split between both agents. As a buyer, having your own agent costs you nothing extra and gives you professional representation, local expertise, and someone in your corner through every step of the process.

Once the buyer removes their subjects, the deal becomes firm. This is the moment you can exhale. The property is officially sold.

The deposit is typically due shortly after subject removal, and from here the lawyers take over to prepare for completion.

Step 8 — Completion and Possession Day

On possession day, the lawyers transfer title, funds are released, and the keys are handed over to the buyer. You get paid and the next chapter begins.
