Down Payment

Your down payment is the biggest upfront cost.

For a standard residential property, the minimum down payment is 5% of the purchase price. Most buyers aim for 10% to 20% to reduce their mortgage costs and avoid mortgage default insurance.

For vacant land, lenders typically require 30% to 50% down, since land is considered higher risk than an improved property.

One thing worth knowing, the deposit you pay with an accepted offer counts toward your down payment. It's not an additional cost on top of it.

Home Inspection

A professional home inspection is one of the best investments you can make before purchasing any property.

In the Kootenays, expect to pay around $500-$900 for a standard home inspection. This gives you a clear picture of the property's condition and can save you from expensive surprises down the road.

Legal Conveyancing Fees

A lawyer or notary handles the title transfer and all the legal paperwork on your behalf.

Budget approximately $1,500 for legal conveyancing fees. This covers the title search, transfer documents, and coordination with your lender.

Home Insurance

You'll need home insurance in place before your lender will release funds on closing day.

Annual premiums in BC typically range from $1,500 to $3,000 or more, depending on the property type, location, and coverage level. Rural properties and older homes may be substantially higher.

Property Transfer Tax

Unless you qualify as a first-time home buyer, Property Transfer Tax applies to every real estate purchase in BC.

The rates are:

  • 1% on the first $200,000

  • 2% on the portion between $200,000 and $2,000,000

  • 3% on anything above $2,000,000

On a $700,000 home, Property Transfer Tax works out to roughly $12,000.
